Linen sets
Keeping at least two or three full sets per bed makes back-to-back bookings much easier, because one set can be washing while another is on the bed.

Airbnb cleaning is the turnover between one guest checking out and the next checking in: the flat is reset to the same standard every time, the bed is made with fresh linen, supplies are topped up as agreed and you get a photo report. The price depends on the size of the unit, the number of beds and bathrooms, and how often turnovers happen. Send your listing link and calendar in English by WhatsApp, text or a call to set it up.
A turnover is not a deep clean. It is a repeatable reset that brings the flat back to the exact state shown in your listing photos, within the gap between two bookings.
Short-let guests notice different things from long-term tenants. They look at the bed first, then the bathroom, then anything that looks used: a hair in the shower, a mug in the sink, a crumb on the sofa. They also judge the flat against your photos. The goal of every visit is that the tenth guest finds the same flat as the first one.
Most Tbilisi listings have a few hours between the last guest leaving and the next one arriving. That window decides how the clean is planned.
The team arrives as soon as the flat is confirmed empty. If a guest leaves early, you can tell us and the visit may move forward. If a guest is late to leave, you are informed so you can contact them through the platform. Late check-outs and early check-ins that you agree with guests should be passed on to us as soon as you know.
A same-day turnover, where one guest leaves in the morning and the next arrives in the afternoon, is the most common request and the hardest to fit into a schedule. Regular bookings help, because recurring slots can be planned in advance. Availability for a same-day request with short notice is confirmed on the call.
During busy months, such as the summer season and holidays, calendars fill up for everyone. Sharing your booking calendar early is the easiest way to keep your turnovers covered.
Consistency is what protects your reviews. A written checklist, specific to your flat, means the result does not depend on who comes that day. We build one with you at the start and follow it on each visit.
Windows open if the weather allows, rubbish collected, linen stripped and bagged.
A quick walk-through for damage, stains, broken items and anything the guest left behind, all photographed before cleaning starts.
These two rooms get the most attention, since they drive most cleanliness comments in reviews.
Beds made to your standard, cushions arranged, surfaces dusted and floors cleaned last.
Towels, toilet paper, soap and other items placed as agreed, with any welcome notes or guides left where you want them.
Photos of every room, keys returned to the key box or agreed place, and a message sent to you.
Linen is the part of a turnover that needs the clearest agreement. Some hosts keep several sets in the flat and have them washed there. Others use an outside laundry and have clean sets delivered. Who supplies the linen and towels, and where the used sets go, is agreed before the first turnover.
Keeping at least two or three full sets per bed makes back-to-back bookings much easier, because one set can be washing while another is on the bed.
Toilet paper, soap, shampoo, dish sponges, coffee and tea are restocked from the host's own stock kept in the flat, in the quantities you set.
When a supply cupboard is running low, you are told in the photo report so you can order more before the next guest arrives.
Cleaning products for the turnovers are also settled at the start, together with the payment method.
Every turnover ends with photos sent to you by WhatsApp or another channel you prefer. Rooms are shot from the same angles each time, so you can compare them quickly on your phone.
Repairs are separate from cleaning, but they can be arranged through us. A dripping mixer or a running toilet can go to our toilet and tap repair service, and an AC complaint in summer to our AC repair team. A unit that has not been serviced in a while may simply need AC cleaning.
Many short-let flats in Old Tbilisi, Sololaki, Vera and Vake are owned by people who live in another country. For them, the cleaner is often the only person who sees the flat between guests. All coordination can be handled in English, and you receive the same report whether you are in Tbilisi or thousands of kilometers away.
A key box or smart lock is the simplest setup. Share the code through a private message and change it on your normal schedule. If the building has a residents' association or an administrator, it is worth letting them know that cleaners will come and go regularly, especially in older blocks where neighbors watch the entrance closely.
Send a short brief once: how you want the beds made, where supplies are kept, which appliances stay on, and how to set the heating or AC. It becomes part of the checklist for every future visit.
Prices are set per flat after we see photos or the listing, and then stay predictable for recurring visits of the same scope. What changes the quote:
| Factor | Why it matters |
|---|---|
| Size and layout | More rooms and bathrooms mean more time per visit |
| Number of beds | Each bed adds a full linen change |
| Linen handling | Washing on site takes time inside the window |
| Frequency | Regular turnovers can be scheduled ahead |
| Short notice | Same-day requests depend on the calendar |
| Condition after guests | Parties or long stays may need extra time, reported to you first |
Between seasons, or after a string of long stays, a periodic deep clean keeps the flat at listing standard. All our options are listed on the cleaning services page.
Often yes, especially for regular bookings planned ahead. For short-notice same-day requests, availability is confirmed on the call.
Who supplies linen and towels, and how they are washed, is agreed before the first turnover. Many hosts keep two or three sets per bed in the flat.
After each visit you get photos of every room, taken from the same angles, plus a note about anything unusual.
The damage is photographed before cleaning starts and sent to you, so you have evidence if you raise it with the guest or the platform.
They are photographed and stored in a place you choose, and you decide how to return them to the guest.
Not necessarily. You communicate with us in English by phone, text or WhatsApp, and your instructions are passed on to the team.
