Kitchen
Grease on the hob and extractor hood, the inside of the oven, crumbs in drawers, and the fridge and freezer, which should be empty, defrosted if needed and wiped out.

Move-out cleaning is a thorough clean of an emptied rental so it can be returned to the landlord in the condition the lease expects, which helps when the deposit is discussed. The price depends on the size of the flat, the state of the kitchen and bathroom, and whether furniture stays. Tell us the date the keys go back, send a few photos by WhatsApp, text or a call in English, and we confirm a price and slot.
Most rental agreements in Tbilisi include a security deposit, and the lease usually says the flat must be returned clean and in the same condition, apart from normal wear. A professional clean removes the most common reason for a dispute: a landlord arriving to find a greasy oven and a fridge left with food in it.
We cannot promise how a landlord will decide about a deposit. That depends on your agreement, on any damage and on the relationship. What a careful clean does is take dirt off the list, so any conversation is only about real issues. Combined with a set of dated photos, it gives you a clear record of how you left the place.
Who pays for what at the end of a tenancy, such as repainting after several years or replacing a worn mattress, is something agreed with your landlord. Read the relevant clause in the lease before the last week, and ask in writing if anything is unclear.
Owners, and the agents who manage flats for them, tend to look at the same few places when a tenant leaves.
Grease on the hob and extractor hood, the inside of the oven, crumbs in drawers, and the fridge and freezer, which should be empty, defrosted if needed and wiped out.
White limescale on taps, shower heads and glass screens, dark mold in silicone joints, the toilet bowl and the washing machine drawer, which is often full of old detergent.
Fingerprints around light switches, scuffs from furniture and shoes, marks on doors and frames, and anything stuck to the walls.
Dust under beds and sofas, stains on tiles or parquet, and dirt along the skirting boards where a quick mop never reaches.
Glass, frames, sills and the balcony floor, which often collects city dust and leftovers from plants or storage.
The landlord's wardrobes, shelves and appliances, including the inside of the washing machine and the filter of the extractor hood.
The fridge needs to be emptied by you before the clean, and switched off early if the freezer has a thick layer of ice. Shelves, drawers and door seals are cleaned, and the door is left slightly open if the landlord prefers the fridge to stay off.
Baked-on grease inside an oven takes the longest of any single task. Trays, racks and glass are cleaned along with the cavity. Gas hobs are wiped around the burners with the gas closed at the appliance, and nothing on the gas supply is disconnected or adjusted.
Tap water leaves hard white deposits in many Tbilisi flats, especially on chrome fittings, shower glass and around the sink. These are softened and removed with methods that suit the surface, so the chrome is not dulled.
Scuffs and fingerprints are wiped from washable paint where that is possible without leaving a shiny patch. Holes from nails, faded patches and damaged plaster are repair or painting jobs, not cleaning, and should be discussed with the landlord.
If you notice a leak, a faulty boiler (in Georgia this usually means the electric water heater) or a broken tap during your last weeks, report it to the landlord with photos. For repairs, see our toilet and tap repair page.
Photos taken on the day you leave are the simplest protection for a tenant. Ideally you also have photos from the day you moved in, so the two can be compared. Keep them on your phone and in a cloud folder, and send a copy to the landlord or agent by message so there is a timestamp on their side too.
Your belongings, food and rubbish go out first. Anything that belongs to the landlord stays where it was at the start of the lease.
The flat is cleaned room by room, with the kitchen and bathroom given the most attention.
Take wide shots from the doorway, then close-ups of the oven, fridge, bathroom, walls and any existing damage.
Photograph the electricity, water and gas meter readings so the final bills can be settled fairly.
Return every key and fob, list them in a message to the landlord, and ask for a short written confirmation.
If you have to leave Tbilisi before the landlord can meet you, the clean can be scheduled after your departure, provided access is arranged. We then send photos of the finished rooms, which you can forward.
Cleaning works best in an empty flat. The usual order is movers in the morning and cleaning afterward, or movers one day and cleaning the next. If boxes and furniture are still in the rooms, parts of the floor and walls cannot be reached, and carrying things out later brings dirt back in.
| Situation | Suggested order |
|---|---|
| Moving within Tbilisi | Movers first, then the clean the same afternoon or next day |
| Leaving Georgia | Packing and shipping first, clean after your departure with access arranged |
| Furnished rental | Your items out, landlord furniture stays and is cleaned in place |
| Tight handover | Clean the kitchen and bathroom first, finish rooms as they empty |
Our apartment moving service can be booked together with the clean, so one conversation covers both. For a rough idea of transport costs, read our moving cost guide.
A flat that was "cleaned" by the previous tenant or the owner is not always ready for you. Kitchen cabinets may still hold crumbs, the bathroom may have old limescale, and the mattress area may be dusty. Cleaning the new place before your things arrive is much easier than doing it around boxes.
Many expats book the move-out clean of the old flat and the move-in clean of the new one in the same week. If the new place needs more than a standard clean, our deep cleaning page explains the wider scope, and the cleaning services hub covers regular visits after you settle in.
Each quote is prepared from your description and photos, because a studio in Vera that was kept tidy is a very different job from a four-room flat in Vake with a heavily used kitchen.
Cleaning supplies and the way you pay are settled when you book. If something unexpected turns up, such as a much dirtier oven than the photos suggested, you hear about it before any additional work starts.
No one can guarantee that, since it depends on your lease and any damage. A thorough clean and dated photos remove dirt as a reason for deductions and give you a clear record.
Ideally yes. If the landlord's furniture stays, it is cleaned in place, but your own boxes and belongings should already be gone.
Yes, as long as someone can open the door, such as the landlord, an agent or a building administrator. Coordination happens in English and photos are sent to you afterward.
That is repair work rather than cleaning. Washable scuffs are wiped, but holes and faded paint should be discussed with the landlord.
Often it is possible, depending on the schedule and the distance between the two flats. Mention both addresses when you contact us.
Yes. Tell us the moving date and we plan the clean after the movers have finished.
If there is a thick ice layer, switching the freezer off the evening before helps a lot. Please also empty all food before the clean.
Share your handover date and a few photos. We come back with a price and a time slot.
Include the handover date, the district and whether furniture stays.
Send the key handover date and we will fit the clean around your move.
